Fire in the cordillera — the regime that defines this forest
Process & outcomes

From a thesis to a staged, gated process

The PRT (Planetary Regenerative Trust) framework: the place enters under aligned covenants, is restored before anything is built, and development begins only when nature is ready. Four phases, governed by mission gates.

The method

Story of Place

Before pro-formas and site plans, we understand the place on its own terms: the Lácar watershed, the pehuén, Mapuche stewardship. The story is what every later decision answers to.

Five Capitals

Living, human, social, built, financial. Scored at baseline and tracked across the whole hold. Each decision is read for its capitals, not its IRR alone.

Pattern Literacy

The patterns the place already exhibits. We do not impose a new model on the land; we accelerate the regenerative trajectory it already hints at.

Governed Rail

Capital flows through a mission-covenanted structure with Curruhuinca co-governance, keeping regenerative intent durable through ownership transitions.

Outcomes — Five Capitals (this place's mapping)

Living

Forest as water yield; Araucaria–Nothofagus restoration.

Cultural

Mapuche co-governance; living, intergenerational culture.

Social

An intentional community that learns to govern itself.

Financial

“Invierta en Neuquén” incentives; the wellness market.

Material / Built

Water, energy, waste, food and connectivity; seismic-resilient, low-impact design.
